In today’s market, Monitoring-Based Commissioning (MBCx) is mostly created towards Existing Building Commissioning (EBCx or RCx) with an emphasis on energy efficiency, Automated Fault Detection and Diagnostics (AFDD), plus other benefits. In view of our consistent and optimized Life-Cycle Building Commissioning concept and process, we realize a significant gap exists today between commonly applied new building commissioning software tools and existing building commissioning MBCx applications in purpose, functionality and strength. With a vision, this paper presents a case study applying a MBCx platform with IOT building intelligence technology features starting from the very beginning – the new building commissioning (NBCx) phase, for a 5 million ft2 newly constructed building. In comparison to the traditional labor intensive NBCx process, bridging the gap and originating MBCx from NBCx, not only enhances quality and efficiency of all NBCx services, but also carries the whole dimensions of information and optimization seamlessly into the O&M phase On-going Commissioning (OCx), and the many years to come through a building life cycle.
